Rental Plus is privately owned and managed by Graeme & Sue Geale. They have 30 years collective experience in the rental market, with supporting skills of people management (ideal for selection of tenants), accounting, use of Xero accounting package for rent reconciliations and financial reporting, a hands-on maintenance person within the team that can take care of maintenance requirements immediately, and a network of trade’s people that are reliable and close at hand.

Premium Property Services


To ensure the best in client servicing that we think possible, Rental Plus offers a full property management service, together with a dedicated property maintenance manager.

In this structure, direct tenant contact with the property manager reduces the time required in managing rent reconciliations, any on-going tenant issues, carry out regular property inspections, tending to maintenance call-outs and emergencies and management of maintenance requirements.

We also believe that this dedicated service will ensure that maintenance is kept to a high standard in all of the properties in a timely manner. This in turn will support maintaining market property values, tenant’s needs being met under their tenancy agreement, and longer term tenancies due to fast and effective resolutions to maintenance issues.

Tenant Customer Service


We believe that there is a strong relationship between rental property profitability and the retention of responsible tenants. Our tenant turnover is minimised due to our rigorous tenant selection process and by developing strong landlord tenant
relationships based on expeditious response to tenant concerns and cheerful customer service.

Property Inspections provide a good avenue for the landlord tenant relationship to develop further. Regular inspections provide a clear and concise understanding from the start of the tenancy, during the tenancy and at the end of it, of what is acceptable and what isn’t. It leaves little room for vast points of difference that can mar the relationship, and can lead to a hearing with the tenancy tribunal.

Our strong people management and communication skills allow us to manage our tenants in such a way that resolutions are achieved without the need for intervention.

Proven Accounting Systems


Rental Plus have a proven accounting system for rent collection and daily monitoring of rent arrears. At no extra cost, we will manage the paying of bills related to your property out of your rental revenue and provide you with a monthly income statement detailing your properties performance for the month. These reports along with profit funds will be direct credited to your account on a set day that is agreed between both parties at the start of the contract, reflecting all previous months' activities regarding your property.

Sue Geale is a certified advisor to Xero and can assist with book keeping services, end of year preparation, summary of transactions for taxation purposes and other accounting

Property Maintenance & Improvements


Graeme Geale is well experienced on completing any maintenance requirements. This would range from building decks/fences, plastering, interior/exterior painting, spouting
repairs, fixing door/window latches etc. Our service would also include small jobs such as hanging curtains, cleaning etc.

As part of our Property Management programme, we can arrange short, medium and long term maintenance plans. Our planning would include rent reassessment and planned strategy to reduce vacancy rates, increase rents and raise the standard of the property.

Garden/Lawns/Grounds Maintenance:
We can arrange the cutting of lawns plus attend to any gardening/grounds maintenance that is required. We have a contractor who looks after the lawns plus every 3/4 months, we
will maintain all the grounds and gardens at each property where required.

Project Management


Whether you require a full paint of your property or simply renovate some or all of your property, we can arrange the project management.

We can work with you to source and coordinate tradespeople and contractors that you will need to deliver your project on time and within budget; without you having the stress of managing the project yourself.
