SWAGG Property Management & Maintenance Services (now Rental Plus) managed a property my wife and I owned in Miramar
Wellington for approximately 18 months in 2014 / 2015 while we were overseas. In that time they carried out
all the usual tenancy management functions and managed whatever maintenance or property upkeep tasks
that were needed. They also acted as an effective go-between with us and the tenants, to the satisfaction of
both parties.
As we were oversees, communication could have been difficult but we found we were always kept up to date
through comprehensive monthly reports and Graeme and Sue were always available through email or Skype.
Graeme even assisted in preparing the property for sale.
Based on my own personnel experience I have the pleasure of recommending the services of Rental Plus and would not hesitate in using their services again myself if
the situation were to arise.

Graeme & Sue have managed my properties for the past seven years. While my main job is selling real estate here in Wellington, I increasingly found that I had less and less time for the day to day tasks of managing my apartments and rental properties. The vacancy periods were increasing and I was deferring short and medium term maintenance issues simply because I did not have time with the seven day nature of real estate sales.
I engaged Graeme and his wife Sue and would have to say that this was a great decision as not only did my vacancy periods drop immediately to a minimum level but we were also able to tackle the maintenance issues with both a short term plans for each apartment as they vacated and more importantly we embarked on a longer term plan including the painting of the building etc.
Graeme's advice and direction has been invaluable in the running of my residential investment portfolio.
We now have 99% occupancy and the rents reviewed annually with regular increases. The net effect is that rents have been steadily increasing. Because of Graeme's excellent management of the property I now make more from the property than I did managing it myself.
Graeme is very knowledgeable with maintenance issues and this has helped enormously in being cost effective with maintenance. This coupled with a strong marketing strategy for vacant flats which includes using floor plans to promote the properties has meant more responses to advertising and more applicants and competition amongst tenants for each apartment as they vacate.
Sue is the accounting side of Rental Plus management and she provides accurate monthly reconciliations of the 16 apartments and properties for my accountant and communicates directly with them over any issues which need clarification for tax returns etc. I ran my property management business as a hands on "do everything myself" type of business. Now it truly is a business and I cannot say how great it is to have such a professional management team running my rental properties so I have no direct contact with the daily issues. This leaves me free to focus on my core business of real estate sales.
I meet and have contact with many property managers every day but I have to say Graeme and Sue are the best and therefore I highly recommend them for the management of all rental property owners. Please do not hesitate to contact me if I can be of further assistance.

Graeme & Sue Geale at SWAGG Ltd (now Rental Plus) provided us with outstanding Property Management Services from 2013 to 2018 for our two investment properties located in Mt Victoria, Wellington.
They attended to maintenance jobs, emailed us financial statements and arranged rental payments promptly. Inspection reports were completed every
three months and photos included where required.
