Is special insurance required if we rent our property?
You will need to advise your insurance company that the property will be rented
How will you find tenants for our property?
We will advertise your property on TradeMe. Potential tenants will make an appointment to view the property. At no stage would a potential tenant view the property without our attendance.
How long does it take to find a tenant?
Its always subject to the current marketplace and time of the year. If the property is presented well and priced correctly, we would alow 3/4 weeks to find a tenant for your property.
Is a bond applicable on my property?
Three week's rent is lodged with Ministry Of Business Innovation & Employment (MBIE)
Is there a fee for when arranging a maintenance job?
There is no charge for arranging maintenance contractors on jobs for your property.
How do we pay for maintenance work ?
We pay them on your behalf from the rents collected - these will be detailed in your monthly statement.
How often would my property be inspected?
We complete three inspections per year. We will give written notice to tenants advising the time and date of inspection
Who collects the rent and when does its get deposited into my account?
Tenants are required to pay there rent in advance and are checked daily. We will transfer all rents collected (less disbursements) to the owners nominated bank account. This can be processed weekly, fortnightly or monthly.
Are you available after hours and in the weekends?
Our office is open Monday – Friday between 8:30am and 5:00pm. Tenants can contact us at anytime where there is an emergency.
Can we sell the house whilst rented?
You can sell your property with it being tenanted. There are laws under the Tennacy Act and we can advise and assist you through this process.
What is the difference between a periodic and fixed term lease?
A periodic lease requires that a tenant must give 21 days notice prior to leaving the property. Should the owner of the property want the tenants to vacate, 90 days notice must be given. This excludes if the owner is wanting to move back into the property, as 42 days notice is required.
A fixed term tennacy would start and terminate on a fixed date. Notice to either party can not be given.
